초록

This study aims at analyzing the impacts of neighboring spatial features as a locality on the area-wide apartment complex market. This study groups the neighboring features into 4 locality factors, such as education and public factor, cultural and recreational factor, commercial factor, and industrial and economic factor. The results of this study show that the locality has great impacts on apartment resale price. In particular, educational/public and industrial/economic factors have much premium on the price. Finally, this study gives a good understanding of a importance of neighboring features as a locality on not only regional development but also area-wide housing market premium. Therefore it is very important to reflect livelihood oriented locality when considering regional and housing planning/policy.
