가구생애주기 및 점유형태별 주거격차 분석: 거주면적과 주택수요 비교를 중심으로

초록

The purpose of this study is to analyze the housing disparity using the tobitmodel and the modified M-W model, and to derive implications for housing andresidential policies. Key findings are mainly threefolds; First, the housing demand showsa reverse U shape with peaking at certain age groups, and the influence of middle-agedpeople on housing demand is found to be larger than other age groups. Second, it isfound that the renters have larger residential space than the housing demand during thelife cycles of formation and expansion, while the owners tend to be opposite to that ofthe renters. Third, the renters are willing to pay for the desired level of residentialspace until the highest income during the family life cycle, and then tend to reduce thesize rapidly from the contraction period when the income decreases. However, theowners reside in the smaller housing up to the time when their income is maximizedand then increase the residential size based on the accumulated capital. The results ofthis study suggest that the interest of housing welfare policy, which focuses on therenters with new employees, should be extended to the owners in the life cycles offormation and expansion.
