장애영역별 특수학교 입지에 따른 아파트 매매가격 영향 비교분석

The purpose of this study is to compare and analyze the effect of special education schools by type of disability in Seoul on the surrounding apartment resale price using semi-log hedonic price model. As a result, it is confirmed that the effect of the special education school itself on the resale price is not highly considered. Rather, the number, size, and type(whether public school or not) of the special education schools are more important. It is also found that the perception of the residents can be changed according to the type of the adjacent special education school. In comparison with the special school for the intellectual disability, the schools for blind and mental retardation have a negative premium, and the schools for hearing impaired and emotional disorder have a positive premium on the resale prices. These results show that the accessibility of special education school for the disabled has no or little negative external effect on the apartment resale price, but location in the area can have negative effect. In addition, it is confirmed that the viewpoints of special education school affect the apartment resale price differently. In conclusion, this study suggests that it is necessary to establish a special education school with a mixed form of disability area in addition to an equal distribution of small-scale special education schools led by the public in order to alleviate conflicts among stakeholder.
