대규모 도심공원 개발여건 변화에 따른 아파트가격의 시기별 영향 분석 -서리풀공원을 중심으로-

초록

The purpose of this study is to investigate the time-periodic changes in development environments of large urban park on the apartment resale prices focused on seoripul park located in seocho-gu, seoul. For the empirical analysis, this study divides the development environments into three different periods, such as a discussion stage of relocating KDIC(Korea Defence Intelligence Command), a promotion stage, and an execution stage. The results show that the development environments give a positive impact on apartment resale prices at any stage. In particular, in the execution stage, the premium is highly increased than the previous stage because residents have high expectation of actual development. However, crowdedness and noise from the development may cause a negative premium on the apartments around the main entrances of the park. This results show that people would like to take the benefits from the development. However, at the same time, they would like to escape from the disadvantages, such as crowdedness and noise, meaning that people are looking for the best location of dwelling for taking both convenience and amenity.
