An Empirical Analysis on the Effect of Physical Characteristics of Streets on pedestrian volume in the District Unit Plan Area, Seoul, Korea

초록

Nowadays, the policy shift towards a more human-oriented urban planning is becoming a critical issue in urban planning and urban regeneration. In order to actualize this policy, there is an increasing need for further research on pedestrian-oriented streets as they are considered as crucial spaces which infuse vitality to the city by providing space for various activities. In this aspect, this study empirically analyzes the relationship between pedestrian volume to quantify street activation and factors of planning, while focusing on streets in district unit planning zones. In the streets within station areas in district unit planning zones, pedestrian volume and street activities were most affected by the width of the sidewalk. Besides this physical trait, the ratio of commercial use on the 1st floor, floor space of commercial and residential use, mixed-use ratio, lot-size area ratio, floor space of 1st floor, and land area were far greater in their influence. Therefore, in order to activate streets in district unit planning zones, it is crucial to actively apply urban planning methods by not only relying on the physical environment, but also on building uses in connection with planning incentives, easement on lot-size area when necessary, and inducing appropriate development scales.
