The explosive growth in interest in virtual real estate since 2021 peaked in January 2022 and has declined, as seen from the unit price of virtual real estate. However, given the scale of corporate investment, consumer behavior in virtual environments, and the speed of technology development, the market relating NFT is expected to continue to grow. In the case of virtual real estate, the revenue structure is opaque and the risk of liquidity is high, just like virtual currency, but there are not enough studies that have analyzed these issues academically. Therefore, it is necessary to understand the factors that affect the value of virtual real estate from the perspective of virtual real estate investors and organizations who want to develop services in virtual real estate. This study proposes a virtual real estate pricing model by selecting factors that affect the price of virtual real estate based on the hedonic pricing model. In addition, an empirical study was conducted using transaction data from Decentraland.
