도시형생활주택의 광역주택시장 공급결정요인 비교연구: 수도권과 비수도권을 중심으로

초록

The purpose of this study is to compare spatial submarket features of urban-life housing between Metropolitan and non-Metropolitan areas, to find the significant factors affecting the housing supply, and to suggest the macro policy implications. For the analysis, this study uses two types of housing submarkets (Sudokwon Metropolitan and Non-Metropolitan) to investigate significant factors affecting the urban-life housing supply using 13 housing submarket features, such as household, housing market, industrial, infrastructure, land use characteristics. The results show that the housing submarket has different spatial features in terms of transportation, housing market, and household characteristics. Moreover, the significant factors affecting urban-life housing supply are also dissimilar, such as household-housing market features in Metropolitan market and household-infrastructure availabilities in Non-Metropolitan market. The implications of this study are threefold. First,currently studio type of urban-life housing has more construction benefits than other types.But this should be also applied to other types of urban-life housing. Second, when constructing urban-life housing, it must consider the accessibility of public transportation,specifically in Non-Metropolitan housing market. Lastly, it is necessary to have public governance working in cooperation with both central and local governments.
