박스콕스 모형을 이용한 주변지 환경이 주택 매매가격에 미치는 영향 연구
초록
he main purpose of this study is to investigate the effects of surrounding land environments on housing resale prices using Box-Cox model, specifically focusing on neighborhood physical disorder associated with private, public, and infrastructure dilapidation. 450 feet neighborhood buffer surrounding each single family housing unit is considered to account for significant impacts of resale price determinants based on the City of Columbus, Ohio, U.S.A. The empirical results strongly support the notion that neighborhood physical disorder, particularly private disorder, has a significant and negative effects on housing resale prices, indicating that less disorder leads higher resale values. The results suggest that physical disorder explains a large portion of the relationship between the variability of surrounding environments and housing resale prices. This also indicates that people's surroundings are important to both housing buyers and sellers because the visual is the sense most utilized by those beyond the property owners. Therefore, this study emphasizes the importance of early prevention of surrounding physical disorder. In this manner, the empirical findings suggest future guidelines for local governments' land and housing regulations in Korea.
