순서형로짓모형을 이용한 재개발사업 이전 주택유형별 재정착만족도에 영향을 미치는 근린요소 분석

초록

This study aims at investigating neighborhood features affecting satisfaction ofresettled residents lived in different housing types before redevelopment project, focused on 9projects finished within 5 years in Seoul. As a result, this study finds that the resettled residentsare satisfied with different neighborhood features, and also neighborhood impact on the satisfactionof resettlement is dissimilar. This is because the residents have different viewpoints on theirneighborhood. In particular, residents lived in detached house more likely focus on roadenvironments, while residents lived in multi-family house and apartment highly concentrate onwalking and amenity environments respectively. To improve resettlement and residential satisfaction,this study suggests three policy implications. First, it is required to adopt public management systemby district level. Second, it is necessary to settle down neighborhood amenities earlier than residents’moving in. Third, it is also necessary to consider target-oriented planing focused on residents’ needs.
