위계선형모형을 이용한 신도시 공공개발 특성의 주택가격 다층영향 분석*

초록

This study examined the effect of public development characteristics on housing prices in second-generation New Towns in Korea using a hierarchical linear model. The main results are as follows. First, the proximity to Seoul plays an important role in the price of apartments in the New Towns. However, this study confirmed that the price influence may vary depending on the industrial and economic conditions of the cities, not simply that the greater the distance from Seoul, the lower the apartment price. Second, private apartments had a positive effect on the sale price compared to public rental apartments in rent to ownership conversion due to the restriction of occupancy qualifications and sales, and the image of public rental apartments. Third, public rental housing for the low-income group was identified as a factor that positively affected apartment prices in the New Towns due to changes in perception, planning features, and distributed layout-type space planning. Fourth, it was confirmed that the public development characteristics related to comfort positively contributed to apartment prices. Through these results, this study found that the public development characteristics in New Towns have a discriminatory effect on the apartment prices, but are generally a positive factor due to improved housing stability and comfort.
