역사 재생지구의 보행 공간 개선 방향 연구 - 서울 익선동을 대상으로

초록
(Research Background and Objectives) Against the backdrop of a trend in urban regeneration that shifts away from large-scale development and emphasizes historical context and sense of place, this study aims to comprehensively analyze the physical characteristics, usage patterns, and the formation of publicness and sense of place in the pedestrian spaces of the Ikseon-dong Historic Regeneration District in Seoul from the perspective of Preservation-Centered Design (PCD), and to propose directions for improvement. (Research Methodology) This study employed a multi-stage approach combining literature review, analysis of previous cases, and field surveys. First, through a literature review, theories regarding pedestrian spaces, sense of place and publicness, and Preservation-Centered Design were synthesized, and case studies of pedestrian spaces in historic regeneration districts both domestically and internationally were examined. Subsequently, by observing key pedestrian sections in Ikseon-dong, Seoul, this study diagnosed the physical characteristics of the pedestrian environment, as well as the factors and issues affecting usage patterns, publicness, and sense of place. (Research Results) Ikseon-dong accommodates modern usage demands by maintaining its hanok and alleyway system while converting internal functions and introducing additive design elements; it also fosters a sense of place and enhances the experience of lingering through pedestrian-oriented alleys and storytelling elements. However, it was found that pedestrian traffic and dwell time are excessively concentrated in specific alleys and storefronts, and that a lack of non-commercial public and recreational spaces weakens publicness and causes congestion in pedestrian flow. (Conclusion) This study empirically analyzed the current state of pedestrian spaces in Ikseon-dong and confirmed that their characteristics are formed through the interaction of complex factors—such as hanok structures, alley systems, and usage patterns—rather than a single factor. Accordingly, this study proposes the following key improvement directions: the division of roles and adjustment of pedestrian flow based on the preservation of alley structures; the securing of non-commercial public spaces; and the establishment of a system for managing place narratives and landscapes. The analytical framework and improvement directions presented in this study can serve as practical reference materials for the planning and management of pedestrian spaces in similar historic regeneration districts in the future.
