생활SOC 복합화가 근린 공동주택가격에 미치는 영향 :서울시 공공복합도서관을 중심으로

초록

Currently, policies to improve the living environment and convenience through the living SOC complexation are strengthening. From this perspective, this study examined the effect of living SOC complexation in the public libraries on the neighboring apartment prices in Seoul using the spatial hedonic price model. The main results are as follow: First, it was found that public libraries have a positive effect on regional values in that they can increase the availability and convenience of nearby residents, as well as improve life satisfaction and quality. Second, the complex library was found to feel burdened by being adjacent to a residential area, because of the limited use class and the possibility of congestion and noise caused by the gathering of an unspecified majority. Third, however, it was found that when the complex library is too far away, the availability as well as convenience of the residents can be reduced. Fourth, It was confirmed that the neighborhood value can be further improved when the living soc is compounded, so that the majority can use it for public purposes. Based on these results, this study confirmed that the complex of living SOC must be developed in the direction of enhancing publicness, and that it is necessary to carefully consider the location so as not to impair the quality of life and convenience of residents
