대도시권 거주 중장년층의 노후 주거선택요인 분석

초록
This study reviewed the factors of residential choice of middle-aged adults living in large cities and compared the factors affecting the residential choice that combined the residential location and the housing tenure. The empirical analysis confirmed that the middle-aged adults had the inertia of experience that favored the existing residential patterns even in their later life. It was also found that middle-aged adults preferred to live in large cities rather than the countryside if they were financially wealthy. The reason should be due to the relatively lower burden for the housing costs. For gender included in individual characteristics, women preferred to live in large cities rather than men for later life. This was because women valued the convenience of urban life more as described by previous research. However, this study showed that the middle-aged adults who had current job engagement preferred to live in detached housing in the countryside compared to other types. This was because the more they worked, the more stress they felt, and this caused them to have a dream of living the detached housing in the countryside. Through these results, this study finally confirmed that the residential choice of middle-aged adults in the large cities for their later life was based on a combination of various factors, such as individual, residential, economic characteristics, and current residential satisfaction.
