서울시 오피스텔의 시공간 구조 변화와 정책과제 (1990~2007)

초록

The demand and the supply of officetel is the focus of attention in both housing policy and the real estate market arena in Seoul. The growing attention of the officetel is related to several factors. First, the government of Seoul pays her attention to the increasing of demand for small-scale housing units and tries to provide small-scale housing units including officetels. Moreover, private investors pay more attention to their business opportunities by providing them. Basically“ officetel”is a term combined from“ office”and“ hotel”which has both functions of office and hotel. The aim of this study is to provide policy implication by analyzing the geographical patterns of officetel in Seoul. The data for this research is acquired from the property tax ledger of City of Seoul from 1990 to 2007. In order to analyze the officetel data, this study adopts spatial statistics methods. Using Local Moran’s I and Getis-Ord G statistics, this study analyzed the changes of the spatial concentration of officetel in Seoul. After the spatial analysis, this study performs in-depth interview with licensed realtors to interpret the results from the analysis. The result of spatial statistics shows that there are geographical concentrations of business-oriented officetel in part of Gangnam-Gu, Seocho-Gu,Yeongdongpo-Gu, Yangchun-Gu, Mapo-Gu, Seodamun-Gu and Jung-Gu. Moreover, the geographical concentrations of housing-oriented officetel are found on Gangseo-gu, Guro-gu,Yangchong-Gu and Yongdongpo-Gu areas.
