재건축 사업성과의 만족도 결정요인 분석

초록

Urban redevelopment projects play a crucial role in improving residential environments and enhancing property values. However, many projects yield unsatisfactory results due to non-institutional factors such as internal conflicts, lack of trust among members, and limited leadership capacity within redevelopment associations. This study empirically examined the effects of the internal management capacity of redevelopment associations on project outcomes. Using structural equation modeling (SEM), it investigated how leadership competence, member trust, and conflict management efforts influence satisfaction with project outcomes through the mediating role of member engagement. The results showed that member trust and conflict management efforts significantly enhanced engagement among members, which in turn positively affects perceived project performance. The findings suggested that, in the redevelopment process, trust among members and effective conflict management are more critical determinants of project satisfaction than leadership competence. Accordingly, this study emphasizes the importance of strengthening cooperative governance structures and information-sharing among members to improve satisfaction with redevelopment outcomes.
