중국 개별도시 특성이 부동산거래에 미치는 영향 연구

초록

The purpose of this study is to find the important factors of urban characteristics affecting real estate transactions associated with residential and commercial real estates in China. In order that this study focuses on 243 individual cities and their urban characteristics associated with five categories; social welfare, culture/tourism, economy, infrastructure and environment. The main results are as follows; First, at city level, the characteristics of culture/tourism and economy have significant influence over the residential and commercial real estates. Second, the direct and immediate impacts, such as the numbers of tourist and college, are considered prior to the indirect and future demand characteristics. While the urban characteristics that influence to the real estate turnover per head which allows to grasp the microscopic and individual impact is not shown the big difference with the macroscopic aspect in general, it can be assumed that foreigners play important roles for the real estate market in china. In particular, it shows considerably high positive effect where the foreign direct investment is much higher. Meanwhile the most influential variables to the non-residential transaction turns out GRDP per capita because it gives priority to the profit. The implication that may get earned from this study is the necessity of nurturing the cultural tourism industry at early stage in order to reviving the city or the city with the real estate market depressed. And also it would be known that the foreign capital attraction can be helpful for the real estate market of the city. Also there is another main implication which grasped by this study that attracting the foreign capital to develop the real estate market by utilizing its low land value and labor at the city may be important. It is also necessary that the stable real estate market should consider its superior geographical location characteristics to keep going on the market trend.
