지리가중회귀모델을 이용한 아파트 점유형태별 전철역의 접근성 가치 비교분석

초록

The purpose of this study was to compare and analyze the impact of subway accessibility on prices of apartments by tenure type that represent household income levels in Seoul. This study also manipulated spatial pattern of subway accessibility impact at the local level using the geographically weighted regression model (GWR). This study confirmed that subway accessibility impacts prices of apartments relative to quasi-jeonse, jeonse, monthly rent and trading. GWR results revealed positive impact observed relative to apartment rent types such as quasi-jeonse, jeonse, and monthly rent in three urban centers including CBD, GBD and YBD. Regarding trading, positive impact was observed in surroundings of which environmental conditions are suitable. This study confirmed that the value of subway accessibility is different according to tenure type although all tenure types were found to have positive impact. Finally, results revealed that it is critical to consider patterns of tenure type relative to promoting public transportation policies, especially relative to subway accessibility.
